ALVY
The ALVY building is a modern multi-storey mixed-use complex that integrates residential, administrative, and parking areas. From the design stage, emphasis was placed on ensuring that the HVAC system provides a long-term stable indoor environment, high user comfort, and low operational energy demand.
At the same time, the entire system is designed on a zonal basis, meaning that each operational area functions independently and precisely according to its specific needs. As a result, the HVAC system naturally responds to the differing requirements of residential units, commercial spaces, and parking garages.
Ventilation of specific zones
In residential units, the system provides exhaust ventilation that efficiently removes air from bathrooms, toilets, and kitchens. At the same time, it ensures natural comfort without unnecessary energy consumption.
The commercial units have been prepared to enable flexible adjustment of the HVAC system based on future use and occupancy.
In the garages, the system continuously monitors air quality and automatically ramps up ventilation rates when CO concentrations increase, improving both safety and operational efficiency.
Protected escape routes also play a key role, with pressurization systems preventing the penetration of smoke and combustion products and facilitating safe evacuation.
Technology and systems
The HVAC system consists of central units with EC fans, which significantly reduce energy losses through heat recovery. In addition, the system provides filtration of the supplied air, its heating, and is designed to be ready for future integration of cooling.
The entire system is controlled by a modern BMS (MaR) system with BACnet/IP communication, enabling continuous monitoring of operation, rapid response to changes, and performance optimization according to the building’s current demand.
Acoustics and comfort
To ensure a high level of user comfort, the entire system is supplemented with sound attenuators and anti-vibration mountings for equipment. This significantly reduces noise transmission into residential and occupied spaces.
The result is an HVAC system that provides high-quality air exchange while actively enhancing the energy efficiency, safety, and overall comfort of the ALVY building. With intelligent control and a zonal design, it flexibly adapts to real operating conditions.
